How we work

Three steps, no shortcuts. The same approach, every mandate.

STEP 01

The Conversation

We understand your brief, not just your budget. Investment thesis, lifestyle requirements, timeline, and what you've already seen and rejected — and why. This first conversation typically lasts an hour. There is no obligation, no follow-up unless you ask for it.

STEP 02

The Search

We work our network across North, South, East, and Central Bangalore. Builders, developers, and existing owners. Most of what we show you won't be on any portal. We curate ruthlessly — typically presenting between three and seven options against any mandate, never more.

STEP 03

The Decision

We present options with a clear recommendation and an honest view of what to avoid. You decide. We execute. Documentation, negotiation, due diligence — handled end-to-end. Our involvement continues until you have the keys.

Typically: senior professionals, founders, and investors who've outgrown standard brokerage and want a single trusted advisor for what is often the largest financial decision of their year. We work on a limited number of active mandates at any given time.

We are compensated by the developer as a channel partner. There is no fee to you as a buyer. Our advice remains unbiased because our compensation doesn't change based on which property you choose — or whether you choose at all.

We advise. We don't just show. We will tell you to walk away from a property if it doesn't serve your interests, regardless of the commission involved. Most brokers can't say that.

Through direct relationships with our tier-1 builder partners — Prestige, Sobha, Lodha, Godrej Properties, Embassy, Brigade, Puravankara, Birla Estates, Tata Housing, Salarpuria Sattva, Total Environment, and others — as well as through a network of existing owners we've cultivated across Bangalore.

We cover all four major corridors: North Bangalore (Yelahanka, Hebbal, Hennur, Devanahalli, Jakkur), South Bangalore (Jayanagar, JP Nagar, Sarjapur Road, HSR Layout, Kanakapura Road, Bannerghatta Road), East Bangalore (Whitefield, Marathahalli, Varthur Road), and Central Bangalore (Indiranagar, Koramangala, Richmond Road, Lavelle Road, Sadashivanagar).

We work on mandates from ₹3 Crore upwards, across all property types — apartments, villas, penthouses, and row houses.

Absolutely. We do not publish client names, transactions, or enquiries under any circumstances. Confidentiality is foundational to how we operate.
